A familiar Brandon shopping center has changed hands. Brandon Oaks Plaza sells for $10 million in Brandon FL, marking one of the more notable retail deals along West Brandon Boulevard this year.

The plaza sits along West Brandon Boulevard near Lake Gornto Road, just off I-75. If the name doesn’t immediately ring a bell, here’s an easier way to place it. It’s the shopping area near the Brandon Outback Steakhouse, tucked into one of the busiest retail corridors in Brandon. West Brandon Boulevard offers quick access to I-75, US 301 and the Selmon Expressway, which is part of what makes plazas like this one attractive to investors, even when the buildings themselves are decades old.

The deal covers about 22,000 square feet of retail space on roughly 1.8 acres, with around 310 feet of frontage along Brandon Boulevard and parking for about 100 vehicles. Built in 1985, the strip center has been a fixture along that stretch of Brandon for decades, home to a steady mix of restaurants, retail shops and service businesses.

One confirmed tenant is Poke Falls, a family-owned Hawaiian poke spot that has served build-your-own bowls in Brandon since 2018. Regulars can build a bowl with fresh tuna, salmon and a long list of mix-ins, sauces and toppings, or order the popular rainbow poke bowl. The restaurant holds a 4.7-star rating on Google from more than 300 reviews.

Beyond the physical footprint, the sale includes the plaza as it currently operates, with its existing lineup of businesses staying in place for now. The property benefits from heavy visibility along Brandon Boulevard, close proximity to I-75, and a location across from the Brandon Exchange area, which keeps foot traffic steady throughout the week.

Who Bought Brandon Oaks Plaza?

The plaza was purchased by Blanding Outparcel LLC, an Orlando-based affiliate of commercial real estate investment firm Alakai Capital. The previous owner was Brandon Oaks Partners Limited Partnership.

The $10 million price works out to roughly $455 per square foot of the building’s gross area. Part of the deal was financed through a loan from INB, National Association, which is secured by the shopping center itself. The property hadn’t recorded a qualified sale since 1991, when it sold for $1.25 million, which shows just how much values have climbed along that stretch of Brandon Boulevard over the past three decades.

For now, the sale mainly means new ownership. There’s no confirmed announcement of redevelopment, demolition or a major renovation connected to the deal. There’s also nothing indicating that current businesses are leaving because of the ownership change.
